Domain's chief economist Nicola Powell described the downturn as "the sharpest price fall Sydney has experienced in 30 years."[1] The shift has been triggered by two major factors: the federal government's decision in May to adjust negative gearing policies, which prompted investors to exit the market "almost overnight," and successive interest rate increases.[1]
The market turbulence has intensified challenges for first-home buyers. Shay Waraker, a credit specialist at Loan Market, noted that purchasing a property at the median price remains unaffordable for many prospective buyers, with monthly repayments described as "crazy" even with a 5 percent deposit scheme available.[1]
