Australian property values have declined 5.2% from their March peak, returning to levels seen a year ago.1 Brisbane and Sydney experienced the steepest declines, with Brisbane's median house price falling to A$1.05 million after losing A$59,000 since May, while Sydney saw an 8.6% drop of A$112,000 from its March high.1 Melbourne prices fell 7.2%, representing an A$63,000 decrease.1
The Reserve Bank of Australia's decision to raise interest rates for the fourth time this year is accelerating the housing market downturn.1 The four interest rate increases implemented this year have reduced borrowing capacity by A$47,400 for employees earning the average annual salary of A$108,650.1 Despite these headwinds, the government's first home buyer deposit scheme has supported more than 102,000 people since its expansion, with an average of 8,400 new first-time buyers receiving assistance each month since June.1
Economists expect the decline to deepen further. AMP's chief economist Shane Oliver warned that house prices could fall at least 10%, with a downside risk scenario potentially seeing a 15% decline.1 Reserve Bank Governor Michele Bullock acknowledged the decision was not straightforward, noting the central bank had considered holding rates steady before ultimately deciding to proceed with the increase.1
