Australian property sellers are increasingly moving away from auction sales and turning to private negotiations as market conditions deteriorate. Data from Domain shows a significant rise in the proportion of properties listed for sale through private agreement across major cities including Sydney, Melbourne, Brisbane, Adelaide, and Canberra, with the share jumping from 29.6% in February to 60.8% in July.1 This shift reflects a broader weakening in the residential market, as national housing values declined 3.6% or AU$34.1 billion in the second quarter, marking the first sustained fall since 2022.1 The national average auction clearance rate has also dropped to approximately 46%.1
According to Nicola Powell, Domain's chief economist and research officer, many sellers are now "testing the market" and "realizing buyer depth no longer exists."1 The Commonwealth Bank of Australia has forecast that property values could fall 8 to 10% from their peak to trough, with values expected to reach bottom in early 2027.1 Shannan Whitney, co-founder of BresicWhitney, noted that "auction pricing processes tend to be more aligned with market conditions than those conducted through sale processes," suggesting that private negotiations may better reflect current market realities.1 The Reserve Bank of Australia's cash rate stands at 4.6%.1
