Research by property firm Yopa has revealed that homes located near the country's top 50 state secondary schools cost an average of £40,574 more than the regional average, representing approximately 11% premium.1 Properties in these areas have a mean price of £415,791, compared to £375,217 for the wider region.1
The most significant premiums were found in London's Henrietta Barnett girls' grammar school area, where homes commanded a 37% markup—equivalent to £354,288 above the local average in the NW11 postcode.1 In Birmingham, properties near Bishop Vesey grammar school in the B74 postcode achieved average prices of £509,964, with a premium of £275,814.1
The analysis also uncovered even steeper price premiums around leading independent schools. Homes near Queen's College in London's W1 postcode averaged £1.92 million, a 77% increase above Westminster's district average of £854,198.1 Properties in the SW1 area near Westminster School and Francis Holland School averaged £1.49 million, representing a 54.5% premium.1
