However, the recovery arrives amid substantial challenges to housing supply. Approvals fall short of the government's target of 1.2 million homes by the end of the decade, with a shortfall of 86,000 units.[1] Denita Vaughan, chief executive of the Australian Institute of Architects, warned that "we are in a housing supply crisis and need more infrastructure, schools and hospitals."[1] Simultaneously, borrowing momentum has weakened significantly, with Commonwealth Bank data showing mortgage applications fell 15 percent in the June quarter, while Westpac reported investor loan applications declined 20 percent.[1] Property auction clearance rates reflected the strain, reaching nearly 50 percent last week—up 4.4 percentage points from the previous week but substantially lower than the 68.5 percent recorded in the same period last year.[1]
