Australia's financial regulator has uncovered widespread deficiencies in how major banks manage mortgage offset accounts, resulting in customers failing to receive promised savings benefits.[1][2] The Australian Securities and Investments Commission (ASIC) reviewed eight banks accounting for over 70% of Australia's home loan market and found critical flaws in the setup, monitoring, and administration of these accounts.[1] Between September 2023 and August 2025, the affected banks paid more than A$55 million in compensation to customers harmed by offset account failures.[1]
The problems identified were most commonly traced to two categories of failure: banks failing to establish requested accounts or accounts not being properly linked to mortgages.[1] ASIC examined 204,000 mortgages settled between March and August 2025 to reach these conclusions.[1] The significance of these findings is underscored by the scale of offset account usage in Australia, with approximately 55% of mortgages—representing roughly 1.8 million households—utilizing these accounts.[1] As of March 2025, Australians held a combined A$349.1 billion in offset accounts, representing a 28% increase over the preceding two years.[1]
ASIC has advised consumers to verify that their offset accounts are correctly configured and linked to their mortgages to ensure they receive the interest savings they expect.[1]
