The developer of Rozelle Village has been warned by Inner West Mayor Darcy Byrne that it risks violating NSW government approval conditions by failing to deliver a Wests Tigers leagues club as promised in the $285 million mixed-use project [1]. Perifa Group, the project's developer, and Holman Barnes Group, which holds 90% ownership of Wests Tigers, have reached an impasse in negotiations over a lease agreement for the club venue [1].
Byrne stated in correspondence that "This long-awaited new club for Wests Tigers supporters and the community is not an optional extra," emphasizing the club's importance to the development approval [1]. The Balmain Leagues Club, which previously occupied the Victoria Road site, has sat vacant for over 15 years since its closure in 2010 [1]. Perifa co-founder Fabrizio Perilli acknowledged the obligation, saying "We need to deliver a registered club. That's our obligation," while asserting the developer's willingness to proceed provided the owner decides whether to purchase or lease the facility [1].
The Rozelle Village project is scheduled for completion in 2028, coinciding with a $40 million renovation of nearby Leichhardt Oval [1]. The development will include 227 apartments, 59 affordable housing units across three towers of 14 to 16 storeys, a supermarket, and a public plaza [1].
