Beijing has unveiled new measures to lower barriers for homebuyers, reducing the mandatory duration of social insurance or income tax contributions from two consecutive years prior to purchase to just one year. [1] The regulations, which take effect immediately, represent a significant shift in the city's housing policy aimed at revitalizing the market. [1]
Non-Beijing residents purchasing commercial residential properties within the Fifth Ring Road must now meet this one-year contribution requirement and may purchase one property, with multi-child families eligible to buy an additional unit; outside the Fifth Ring Road, purchase restrictions have been removed entirely. [1]
The municipal authorities have also substantially increased housing provident fund loan limits to boost financing capacity. [1] First-time homebuyers can now borrow up to 1.2 million yuan, while dual-contribution households may access up to 2.4 million yuan. [1] Additional bonuses of up to 600,000 yuan and 1 million yuan are available respectively for purchases in suburban areas, green-certified buildings, or multi-child families. [1] Furthermore, when parents transfer commercial residential properties in Beijing to adult children, such transfers will no longer require verification of the recipient's purchase eligibility. [1]
