Market analysts attribute the pullback to multiple pressures on the premium property segment. Gerard Burg, research head at Cotality, observed that "we are seeing the largest percentage falls in the top 25 per cent of the market."[1] According to property advisor Emma Bloom, a notable shift has occurred in buyer composition, stating "this is the first time we have seen Chinese sellers outnumber buyers, which is directly related to all the taxes the government is collecting."[1] Jack Desmier of Fletchers Canterbury noted that fringe suburbs are contracting more rapidly amid market uncertainty.[1]
