The upcoming regulations will mandate that data centres avoid driving up electricity prices, which includes bringing renewable energy into the grid to cover their power needs, bearing their own connection costs, reducing water usage, and locating away from schools and residential areas 1. Because these new rules will not be retrospective, projects approved before the legislation passes next year will only be subject to existing state or territory laws 1. Consequently, developers might rush to secure approvals before the legislation is enacted, prompting calls from community and environmental groups for a moratorium on approvals 1. According to the Australian Energy Market Operator (AEMO), there are currently 225 data centres in the development pipeline, with power demand projected to surge from 5 terawatt-hours to 34 terawatt-hours by 2036 1. However, since the AEMO 2025 report, more than 40% of data centre projects have either been removed from the list or seen their status regress 1.
Meanwhile, the New South Wales government is considering Project Mars, a 90-megawatt data centre located approximately 9 kilometres from the Sydney CBD near the Lane Cove River 1. The proposed three-storey facility will cover 22,000 square metres, utilise existing power, draw 3.5 megalitres of water daily from Sydney Water, and feature 200 kilowatts of solar panels on its roof 1.
