Co-ownership structures typically take two forms: joint tenancy, which creates a 50/50 ownership split, or tenancy in common, which allows varying ownership percentages.[1] Legal professionals recommend that friends opt for tenancy in common rather than joint tenancy.[1] A co-ownership agreement should address initial financial contributions, mortgage and bill payment arrangements, renovation costs, dispute resolution mechanisms, sales terms, and provisions for scenarios involving owner incapacity or death.[1]
