Melbourne's property market is experiencing weakness, with a newly renovated terrace house at 232 Canning Street in Carlton North failing to attract any bids at auction [1]. The property, which had been guided at 1.7 million to 1.75 million Australian dollars, did not sell when the vendor bid 1.68 million dollars, and has since been listed for private sale at 1.75 million dollars [1].
The broader market conditions reflect this softening trend. Last week, 570 properties across Melbourne were scheduled for auction, with a clearance rate of 60 percent among the 367 sales that reported results; 65 auctions were withdrawn [1]. Despite the sluggish overall conditions, select quality properties continue to attract competitive bidding. A Fitzroy North home at 151 Miller Street sold for 2.566 million dollars, surpassing its upper guidance price of 2.3 million dollars, while a Richmond property at 128 Lennox Street achieved 2.37 million dollars against guidance of 2.1 million to 2.3 million dollars [1]. In Coburg, a unit at 7/1 Kaye Court sold after negotiations for 810,000 dollars, above its asking range of 750,000 to 800,000 dollars [1].
AMP's chief economist Shane Oliver noted that Victorian properties remain relatively more attractive compared to those in other Australian cities [1]. Market observers point to several headwinds affecting demand, including tax changes affecting property investors, rising living costs, and the possibility of further interest rate increases [1].
