Australian residential property prices have retreated across major cities following geopolitical tensions in the Middle East and recent federal tax reforms. Brisbane's median house price has fallen approximately 8,000 Australian dollars since May to 1.1 million dollars, while Adelaide and Perth have each experienced declines of around 4,000 dollars, settling at 944,000 and 1.03 million dollars respectively.[1] Sydney, Melbourne, and Canberra have recorded steeper losses since February, dropping 69,000, 39,000, and 22,000 dollars from their earlier peaks.[1] The national median house price now stands at 928,000 dollars, down roughly 19,000 dollars from its March high.[1]
The downturn has coincided with several structural pressures on buyer demand. The Reserve Bank of Australia began raising interest rates in February, the same month war erupted involving Iran, and in May the federal budget eliminated certain tax concessions for property investors.[1] Data from Australia and New Zealand Banking Group reveals that mortgage applications fell 15 percent during the first half of 2026.[1] Reserve Bank Governor Michele Bullock expressed surprise at the decline, stating: "I have been surprised by the fall in house prices and housing demand since May."[1] She attributed the slowdown primarily to reduced purchasing power rather than interest rate restrictions, describing rates as only "somewhat" restrictive.[1]
