中国9月房价北上广深微涨 二三线城市续跌

中国国家统计局公布的9月房价数据显示，一线城市新建商品住宅环比增长0.1%1。其中北京下跌0.2%，上海、广州、深圳分别上涨0.2%、0.2%、0.3%1。二线城市新建住宅由上月下降转为持平，三线城市则继续下滑0.2%1。

在二手住宅市场方面，一线城市中古屋价格月增0.2%1，但二线城市月减0.2%，三线城市月减0.3%1。从70个大中城市整体来看，新建商品住宅价格环比上升的城市有17个，比上月增加2个1；二手住宅价格环比上升的城市有9个，较上月增加6个1。

China's National Bureau of Statistics released September housing price data, revealing divergent trends across different city tiers.1 First-tier cities (Beijing, Shanghai, Guangzhou, and Shenzhen) posted a combined month-on-month increase of 0.1% for new residential properties, with Beijing declining 0.2% while Shanghai, Guangzhou, and Shenzhen rose 0.2%, 0.2%, and 0.3% respectively.1 Second-tier cities stabilized with no change after declining 0.1% in the previous month, whereas third-tier cities continued their downward trajectory with a 0.2% decrease.1

In the secondary housing market, first-tier cities experienced a 0.2% monthly gain, but second and third-tier cities remained under pressure, dropping 0.2% and 0.3% respectively.1 Across the 70 major cities monitored, 17 showed month-on-month increases in new property prices, an improvement of two cities compared to the previous month, while nine cities recorded gains in secondary housing prices, up six cities from the prior month.1
