Two south London housing estates built in the 1960s have been rescued from demolition following more than ten years of threats to tear them down.1 Cressingham Gardens and Central Hill, both designed by Lambeth Council's in-house architecture team, are expected to be saved after the local authority's cabinet meets next week to reverse its longstanding demolition plans.1
Lambeth Council had originally pursued demolition of the two estates, citing poor housing conditions and the need to build new social rental homes.1 However, a 2022 review found that the proposed redevelopment would generate very few additional social rental units.1 The review, led by former civil servant Bob Coslake, highlighted that feedback from residents was "consistently negative" and their trust in the council had reached "extremely low" levels.1 The Green Party's victory in May elections, securing the most seats to run a minority administration, has accelerated the shift in policy.1
The estates hold significant architectural merit. Cressingham Gardens, designed by Ted Hollamby and situated adjacent to Brockwell Park, was conceived to encourage community interaction among residents.1 Central Hill's design was led by Rosemary Stjernstedt, a rare female designer in social housing architecture of that era.1 Green Party leader Martin Abrams signalled the new direction, stating that "this is a decisive moment," with plans to focus on investing in residents' existing homes and repurposing vacant properties rather than large-scale demolition.1
