面对深圳产业空间紧缺的难题，宝安区创新采用城市更新、产业招拍挂、社区留用地、产业提容、土地整备等五种模式组合方案1，实现从单一市场博弈向政府引导、市场参与、产业先行、利益共享的协同解题转变1。在今年城市更新方面，宝安力争推动6个项目开工，明年还储备了10个项目1。同时，宝安全年计划整备139公顷土地并出让80公顷产业用地，未来三年将储备超过340公顷产业用地1。
在推动项目落地方面，2026年以来宝安已促成鹏鼎、国鑫、兆威等6家优质企业顺利落地，预计供应产业用地34公顷1。招商推介成效显著，2026年以来已举办20场资源对接活动，面向1270余家企业开展推介，促成72家企业承租产业空间约42.58万平方米1。根据"十四五"期间的业绩统计，宝安累计推动整备土地19.17平方公里，整备任务与产业整备任务单项完成量均居全市各区之首1。
Baoan District in Shenzhen held a third-quarter project launch and resource-matching event on September 11, unveiling 31 development projects spanning 231.5 hectares and expected to unlock 5.7918 million square meters of industrial space.1 The district is tackling Shenzhen's acute shortage of industrial land by deploying five integrated approaches: urban renewal, industrial land auction, community-reserved land, industrial capacity enhancement, and land consolidation.1
Among the announced projects, 20 are scheduled to break ground in the third and fourth quarters, commanding total investment of 402.7 billion yuan across 123.88 hectares.1 Baoan aims to initiate six urban renewal projects this year, with an additional ten projects in pipeline for next year.1 The district plans to consolidate 139 hectares of land and release 80 hectares for industrial use throughout the year, while preparing over 340 hectares of industrial land reserves for the next three years.1
The district's progress reflects its leading position in land consolidation efforts. During the "14th Five-Year Plan" period, Baoan accumulated 19.17 square kilometers of consolidated land, with both its standalone consolidation and industrial consolidation tasks ranking first among all city districts.1 Since 2026, six high-quality enterprises including Pengding, Guoxin, and Zhaowei have successfully settled in Baoan, with an anticipated 34 hectares of industrial land allocation.1 The district has also conducted 20 resource-matching events since 2026, presenting opportunities to over 1,270 companies and facilitating 72 enterprises to lease approximately 425,800 square meters of industrial space.1
